Ontario Rent Increase Calculator (2026 and 2027 Guideline)

Got a rent increase notice, or expecting one? This rent increase calculator shows the most your rent can go up under Ontario’s guideline. Guideline checked October 3, 2026.

The rules behind the number

  • The guideline is 2.1% for 2026 and 1.9% for 2027.
  • Rent can go up only if at least 12 months have passed since the last increase, or since the tenancy began.
  • The landlord must give written notice at least 90 days ahead, on the proper Landlord and Tenant Board form.
  • The guideline does not cover new buildings, additions and most new basement apartments first occupied for residential purposes after November 15, 2018 (the date anyone first lived in the unit, not the date you moved in).
  • To go above the guideline, a landlord needs approval from the Landlord and Tenant Board.
