Land transfer tax is paid on closing day, in cash. This Ontario land transfer tax calculator shows the provincial tax, Toronto’s municipal tax where it applies, and the first-time buyer refunds. Rates checked October 3, 2026.
How the tax is calculated
- 0.5% on the first $55,000
- 1.0% from $55,000 to $250,000
- 1.5% from $250,000 to $400,000
- 2.0% from $400,000 to $2,000,000
- 2.5% above $2,000,000, on a home with one or two single-family residences
City of Toronto: a second, municipal tax applies on top. It uses the same brackets up to $3,000,000, then higher rates above that (rates in effect since April 1, 2026). Kitchener, Waterloo, Cambridge, Mississauga, Oakville, Milton, Brampton and Hamilton do not charge a municipal land transfer tax.
First-time buyers: Ontario refunds up to $4,000 and Toronto rebates up to $4,475, if you meet the conditions. The first-time buyer guide lists them.
