A newly built home carries 13% HST. Resale homes do not. This HST rebate calculator estimates the tax left after the two rebates that can apply in Ontario. Rules checked October 3, 2026.
The two rebates
- Federal first-time home buyers’ rebate: up to 100% of the 5% federal part, to a maximum of $50,000, on homes of $1,000,000 or less. It shrinks between $1,000,000 and $1,500,000 and ends at $1,500,000.
- Ontario enhanced new housing rebate: up to 100% of the 8% Ontario part, to a maximum of $80,000, for agreements signed from April 1, 2026 to March 31, 2027. It is partial between $1,500,000 and $1,850,000.
- Outside that window, or at $1,850,000 and above, Ontario’s regular new housing rebate of up to $24,000 applies.
- Both are for a home you or a relative will live in as a primary residence.
