Renting first
- Landlords usually ask for proof of income, references and a credit check. Without a Canadian credit history yet, other documents can help, such as an employment letter or proof of savings.
- In Ontario, most leases must use the standard lease form, and damage deposits are not allowed.

Building toward buying
- Build Canadian credit early: a credit card used lightly and paid in full each month is a common starting point. Ask your bank what fits you.
- Talk to a licensed mortgage professional early. Lenders look at income history, credit and down payment, and some have programs for newcomers.
- Check which first-time buyer programs apply to you. The Ontario land transfer tax refund, for example, is for Canadian citizens and permanent residents. See the first-time buyer guide.
If you’re not yet a permanent resident
Federal restrictions on non-Canadians buying residential property apply until January 1, 2027, with exceptions, and Ontario charges a 25% Non-Resident Speculation Tax on foreign buyers, with a possible rebate if you become a permanent resident within four years. Get legal advice before making any offer.
