Selling well comes down to three things: the right price, the right presentation, and handling offers carefully. Here is how I approach each one.
1. Pricing from real comparable sales
I prepare a comparative market analysis from recent sales, active listings and expired listings near your home, adjusted for size, condition, lot and parking. You see the data behind the number.
2. Preparing and marketing the home
- A walkthrough with a short, practical list: what to fix, what to leave, what to declutter.
- Professional photos, and a listing on the MLS® system so buyer agents across the region see it.
- Showings arranged around your schedule.
- Marketing in English and Arabic where it helps reach more buyers.
3. Offers and negotiation
When offers arrive, I go through price, deposit, conditions and closing date with you, and explain the risks of each. The decision is always yours.
Buying and selling at the same time
If you’re moving up, the order matters: sell first, buy first, or line up both closing dates. We look at your finances and the market and pick the option with the risk you’re comfortable with.
Frequently asked questions
How much is my home worth?
It depends on recent sales of similar homes nearby, and on your home’s condition. Request a free home evaluation and I’ll prepare one from real comparable sales.
What does it cost to sell?
The main costs are the brokerage commission (set out in the listing agreement before you sign), legal fees, and paying off your mortgage, which can include a prepayment penalty. I give you a net-proceeds estimate up front.
